What Should We Sell it For? – A Seller’s Guide to Pricing Strategy

What Should We Sell it For? 

This is the first question my sellers ask me, and my answer is always, “it depends.” Price, Time, and Effort are all factors when it comes to selling your home. The key is having a strategy that will ensure the best price for your home in a timeframe that works for you.

PRICE: Let’s Talk Data
When planning to sell your home, the first thing you need to know are the cold, hard facts. How many homes have sold in your neighborhood in the past six months? How much did these properties sell for in comparison to their list price. Did they sell over, under, or right on target? Take note of how many days they sat on the market. Did they sell quickly over their list price, or did they linger for a while and close below asking? This should all be covered in the Comparative Market Analysis you receive from your real estate agent, but be sure to ask questions and ensure that you understand your neighborhood market.

TIME: How Much, but also… How Fast? –
So, you have your data and a price in mind, but now you must assess how quickly you need to sell. A military family in the midst of relocating is likely to require a faster transition than a newly retired couple looking for a change in scenery.  Selling quickly requires a balance of priorities. You aren’t just looking to sell at the highest price, but also as quickly as possible. In this scenario, you might consider pricing your home just below its top market value to attract a larger pool of buyers, ensuring Alternatively, if a seller isn’t in any particular hurry and wants to squeeze every last cent out of their property, they might price their home closer to the top of the market and wait. Striking this balance can be a delicate process, so be sure to choose a listing agent that knows the local market and is considerate of your personal situation. 

EFFORT: Does Your Property Have What it Takes? 

Remember I said, that strategy comes down to Price, Time, and EFFORT? For a while there, sellers barely had to sweep their floors before an agent would throw their pictures onto the MLS and a FOR SALE sign in the yard. Today, the market is shifting towards more sustainable grounds, and today’s buyers are approaching their life-changing purchases with greater discernment than the buyers of 2020 and 2021. Gone are the days of waived inspections and appraisals and $50k over ask, sight unseen! Selling at the top of your current market now means your home has been polished, spit-shined, and is ready for the next inhabitants.

Now, there are certain circumstances where a seller may be unable or unwilling to make repairs or polish up the place before listing. Perhaps you are selling a loved-one’s estate, don’t have the extra funds to hire a handyman, and DIY is not in your wheelhouse.  This is OKAY! Just know, that sweat equity has an inverse. Any repairs or eyesores passed onto the buyer will come at a cost. Sometimes that cost turns out to be less than the amount you would have paid to have the work done prior to showing, though most of the time it doesn’t. It is up to you to decide how much you want to do before listing your property, but be prepared that foregoing repairs and curb appeal may come at a cost to you.

That Ship Has Sailed… Or Has It? – What a Shifting Market Means for Sellers

 

The Market is Shifting, but What Does That Mean for You?

So, you’ve been watching the news, and you’ve heard that the real estate market is shifting. Now, you’re wondering if you’ve missed the boat on selling your home at the height of this year’s historic sellers’ market. The short answer is, “yes & no.” At the height of 2021 and 2022 real estate markets, a seller could practically sweep their floors, take a few photos, stick them on the MLS and induce a buyer feeding frenzy. Today, increases in mortgage interest rates and inflation have caused buyer demand to begin leveling off, creating a market shift towards, what is hopefully, more stable and sustainable conditions. While the growth in home prices is expected to decelerate over the last half of 2022 and into 2023, prices are still much higher across the nation than they were just three years ago. Selling your property now can certainly still be a profitable endeavor, but the changing market does require a shift in strategy. Here are a few things to keep in mind if you plan to sell in today’s market:

When it Comes to List Price, Strategy is King 
The pricing strategy you choose will play a major role in your success as a home seller, and an experienced real estate agent will discuss a number of scenarios with you to help you choose the one that works best for your situation and goals. Consider the data. Don’t just look at sales prices. Pay close attention to how much nearby properties have sold for in comparison to their list price. Did they sell over, under or right on target? Also, take note of how many days they sat on the market. Did these homes sell quickly at their list price, or did they linger for a while and close below asking? These numbers will give you a concrete reference point to start from when deciding a pricing strategy for your home. Remember to factor in the condition of your home and how it compares to other homes in your market area, as well as the timeframe in which you need to sell. If a seller needs to sell very quickly, they will need to price their home competitively to ensure a quick turn-around. If they aren’t in any particular hurry and want to squeeze every last scent out of the property, then you can price the property closer to the top of the market and wait (a bold strategy for very specific situations). Presentation Matters 
Let’s be honest, sellers became a bit entitled in recent years. As I mentioned, you could sell just about any house in 2021 with little concern for its appearance. Today, buyers are facing added financial pressures from swift increases in everything from mortgage rates to the price of a gallon of milk. While many buyers are still ready to purchase their first or next home, they are exerting greater discernment and level-headedness than those in previous months. Expect to spend time, money, or both, ensuring that your property is ready to show. Make any necessary repairs that might derail your sale. Trim the hedges, spruce up the flower beds, and give the inside a spit-shine. A little bit of effort goes a long way in showing your property in its best light, and in today’s shifting market, you will want to be sure you put your best foot forward.


Heads Up! Contingencies Still Exist 
The recent housing craze was marked by a sharp increase in waived contingencies. The grapevines, blogs, and newspapers were all abuzz with stories of buyers waiving inspections, appraisals, and paying huge sums over the asking price to win bidding wars. With the craze cooling, and common sense being restored, buyers are remembering that contingencies exist for a reason. While they may not expect to employ all of them in every transaction, it is likely that sellers will soon be facing a few more contingency hurdles than they might have a year ago. Sellers in the coming months should expect to see a return to contingent property inspections, fewer appraisal guarantees and less feverish offer prices.

Historic Jamestown – Where to Live and What to Do There

Several years ago, when my family and I were moving to Williamsburg, we had no idea what to expect. We had only visited before on vacation, and our only real reference point was the living history museum in Colonial Williamsburg. We had been living in a small town in coastal Texas, and I remember worrying that the pace here was going to be just as slow. Those worries didn’t last very long, because once we moved in we quickly found out just how much there is to do here!

Get Outside –
Our family loves spending time outdoors, but it had been years since we had access to quality trails and waterways. One of our favorite finds since moving to Williamsburg has been Jamestown Island. While it may be famous among visitors as being the first English settlement in the United States, it is also the site of several outdoor attractions. There are tons of places to hike, bike and birdwatch. My family and I love to cruise on our bikes through the cornfields of the Greensprings Trail and stopping off at Spoke and Art for snacks (or drinks). From there you can ride the Virginia Capital Trail all the way to Richmond, if you ever feel so inclined. 

Get In the Water –
Greater Williamsburg is nestled between the three historic waterways of the James, Chickahominy, and York rivers. Kayaking, paddle boarding, boating and fishing are all popular pastimes here, and there is no shortage on adventures to be had. There are many small craft launches around town, but few are quite as stunning and serene as the Jamestown Beach Event Park. With its swimming coves and shallow waters, it is an ideal place for to launch and get acclimated before heading out into the greater James River. If you are new to watercraft, Paddle ON of Williamsburg offers paddle board lessons and rentals, and both Jamestown Marina and the Beach Event Park rent Kayaks and Canoes.

Don’t Just Visit Jamestown. You Can Live Here! – 
The waterfront communities surrounding Jamestown are as unique as they are beautiful. Whether you prefer the luxury of a 5-star country club or the down-to-Earth feel of a community boat launch, Jamestown has a neighborhood sure to make you feel right at home. The most notable community is sure to be Governors Land. This riverfront neighborhood offers luxury living with sweeping views of the James, an immaculate golf course and clubhouse, and idyllic walking paths throughout. Drummond Field, Landfall, Powhatan Shores, and Peleg’s Point are just a few of the others nearby that offer adventure friendly living with water access and close proximity to Jamestown Island.

Long Distance House Hunting? Find Your Next Home with No Regrets

One of the reasons I got into real estate is that, as a military spouse, I know how frustrating moving to a new city can be. Trying to find a place to live when you haven’t spent any time in the area is stressful. You don’t know what the neighborhoods are like, where the grocery stores are, or where your eventual new friends are going to be. So, to help ease your stress, here are 4 tips for figuring out exactly where you want to be: 

Narrow down your location –
Local social media pages can give you a real sense of the different communities in your new town. Look up local newspapers and magazines, and then follow them on social media to stay updated on news and events.  Whatever you are into, there is a local business or interest group just for you. Perhaps you want to live near historical sites, or you enjoy boating and want to live near popular waterways. Maybe you have small children and want to find them the best playgrounds, or you are a foodie and want to live where the action is. Determine what’s important to you and start finding those resources early. Pay attention to where those businesses or groups are located, as this will help you narrow down your ideal location.

Know Your Numbers –
The real estate market where you are moving may vary greatly from the market in the area you are leaving. Pre-shopping homes online can give you a sense of the local housing market in your new area and help you to set your expectations. Speak to a mortgage lender EARLY! Most lenders offer a fast turn around on pre-approval after answering a few easy questions. This will give you peace of mind when deciding your price range, helping you to base it on the facts of your finances rather than emotion and desire.

Get Yourself an Ally –
In today’s world, sellers and agents are more comfortable with technology and are increasingly likely to allow buyers’ agents to video chat with their clients from the property. Sure, you may know a friend nearby or have a military sponsor at your new station who is willing to check a property for you, but an agent, particularly one who has relocated long-distance, is going to pay closer attention to the details of the home and its position in the market. They are better suited to help you determine if a particular property is right for you. That is our job, after all!
